Having a new house or extension built is normally the first time most people meet an Architect and any resulting building project, the most complicated and expensive purchase of their lives. The role of the Architect is to lead them through this process providing a unique design and hopefully more than they could ever have imagined.

An initial consultation establishes individual requirements which are developed into sketch proposals and these can be discussed with the Planning Department before preparation and presentation of a Planning Application. If Planning Approval is granted a Building Regulations application is then made.

With the benefit of a Planning and Building Regulations approval, many clients will then continue projects on their own. If however they want further assistance Building Regulations drawings are developed into detailed construction information and tenders can be obtained from different builders. Once a builder has been chosen a Building Contract records the agreement and work can start on site. The Architect acts as a go-between from client to builder and vice-versa, making sure that work is done in accordance with the contract and agreeing any variations with both parties.
